Home Inspection in North Charleston, SC

Local Expertise for a City with Decades of Housing History

North Charleston is South Carolina’s third-largest city, and its housing stock reflects more than a century of development waves. The neighborhoods near the old Navy base and the Noisette community carry homes from the 1940s and 1950s, many with original wiring, cast iron drain lines, and aging oil-burning or early gas heating systems. Farther north along Dorchester Road and Ashley Phosphate Road, 1970s and 1980s ranch homes and subdivisions make up a large middle tier of the market. And along the I-26 corridor near Tanger Outlets, newer construction has been filling in the gaps.

The former Charleston Naval Base closed in the 1990s and set off decades of redevelopment in the northern part of the city. Military housing conversions, adaptive reuse buildings, and new construction sit alongside original postwar bungalows, creating a wide range of property ages and conditions within a compact geography.

Inspection Concerns Specific to North Charleston

In the older neighborhoods, the most frequent significant findings involve the electrical system. Fuse panels, Federal Pacific Stab-Lok breaker panels, and aluminum branch circuit wiring are all documented more often in North Charleston than in the newer suburbs. Cast iron drain lines under 50-plus-year-old homes are in various stages of corrosion depending on maintenance history. Crawl spaces in these older homes often have inadequate vapor barriers and show evidence of past or active moisture problems.

In the 1970s and 1980s subdivisions, the concerns shift to polybutylene plumbing supply lines, HVAC systems at or past the end of their design life, and original single-pane windows that contribute to high energy costs and condensation issues.
