Lowcountry Moisture Conditions on Johns Island
The soil on Johns Island is predominantly clay and organic material, which holds moisture effectively. This means crawl spaces, foundations, and any below-grade features are constantly at risk for moisture intrusion. Vapor barriers in crawl spaces are not optional here, and Matt consistently finds vapor barriers that are damaged, incomplete, or missing entirely in older homes on the island. Wood rot in floor framing and sill plates is a direct consequence of inadequate moisture management.
Termites thrive in the warm, moist Lowcountry environment, and Johns Island properties, particularly older homes with wood framing at or near grade, are a high-risk environment.
