The renovation history of these homes is often complex and the quality of that work varies widely.
Salt air corrosion on Hilton Head is severe. Properties along Calibogue Sound, the Intracoastal Waterway, and the Atlantic-facing communities experience accelerated corrosion on every exterior metal component. HVAC condenser coils on beachfront and sound-front properties often have service lives significantly shorter than inland equivalents.

Flood zones cover large portions of Hilton Head Island, and elevation certificates, flood insurance costs, and the elevation of mechanical systems above base flood elevation are all relevant to any purchase.
