Pre-Drywall Inspection

Catch construction issues before the walls close. We inspect framing, insulation, electrical rough-in, plumbing rough-in, and HVAC duct placement in new construction homes throughout the Lowcountry.

11-Month New Home Inspection

Take advantage of your builder warranty before it expires. We inspect your new construction home at the 11-month mark to identify defects while the builder is still responsible. Common in new developments around Summerville, Nexton, and Mount Pleasant.

Home Seller / Pre-Listing Inspection

Know what buyers will find before they do. A pre-listing inspection helps you price your Charleston home right and avoid last-minute surprises during closing.

Reinspections

After repairs have been completed, we return to verify that the work was done properly. Minimum fee $200.

4-Point Inspection

Required by most insurance companies for older homes in South Carolina. Focuses on four main systems: roof, electrical, plumbing, and HVAC. Flat fee: $150.

Wind Mitigation Inspection

Required for homeowner’s insurance discounts in South Carolina. Documents wind-resistance features of the home. A must-have along the SC coast. Flat fee: $150.

Crawlspace Inspection

A dedicated inspection of the crawlspace covering moisture, wood rot, pest damage, vapor barrier, and structural issues. Common issue in the humid Charleston Lowcountry climate. Add-on: $100 with full inspection; standalone minimum: $250.

Roof Inspection

A dedicated roof inspection evaluating condition, age, flashing, and potential issues. Minimum fee: $200.

Environmental testing fees are based on current lab fees. We use an infrared camera to detect hidden moisture, insulation gaps, and electrical hot spots invisible to the naked eye.
